The valuation of conservation easements is a specialty of Flanagan Associates.  The definition of conservation easement is taken from the Uniform Conservation Easement Act of 1981:

 

"Conservation Easement" means a nonpossessory interest of a holder in real property imposing limitations or affirmative obligations the purposes of which include retaining or protecting natural, scenic, or open-space values of real property; assuring its availability for agricultural, forest, recreational, or open-space use; protecting natural resources; maintaining or enhancing air or water quality; or preserving the historical, architectual, archaeological, or cultural aspects of real property.

 

Property owners interested in donating open space land to a governmental agency or a qualified land conservation trust-type, not-for-profit organization, among other things, require an appraisal of the value of such donated land.  Stephen R. Flanagan, MAI, proprietor of Flanagan Associates, has provided these appraisals throughout the state of Connecticut.  He is highly qualified to perform such appraisals which allow the property owner to take advantage of tax implications associated with the donation. Mr. Flanagan completed a program in Denver, Colorado in October 2007 on "Valuation of Conservation Easements Certification Program".  This program was developed with the approval of the Land Trust Alliance.
