Our Firm

Flanagan Associates is headquartered in Lyme, Connecticut at 150 Brush Hill Road.  Stephen R. Flanagan, MAI provides extensive experience in appraising properties ranging from large industrial plants in New England and along the eastern United States seaboard to residences of all shapes and sizes to complex land assignments, principally in Connecticut and New England.

An independent real estate appraisal firm, Flanagan Associates began operations in 1963 as a proprietorship by Robert J. Flanagan dealing with a variety of real estate appraisal assignments. The business grew in scope and geographical area.

In 1988, the firm became a partnership changing its name from Robert J. Flanagan, M.A.I. to Flanagan Associates. Family members officially joined the partnership. Stephen R. Flanagan, M.A.I. began his work experience in 1984.

 

In 1989, the firm moved from quarters in New London to its present location in Waterford.

 

In 2012, the partnership became a sole proprietorship with Stephen R. Flanagan as Owner. At present, personnel total four with Stephen Flanagan as the principal appraiser, two staff data collectors, and one office manager.

 

Work is performed for lending institutions, corporations, government agencies, attorneys, and individuals. The functions of these real estate appraisals include mortgage, foreclosure, property tax, income tax, investment, acquisition, sale, and estate purposes.

 

An increasing amount of business is the valuation of partial interests in the form of conservation easements or development rights acquisitions in both Federal Yellow Book formats and for federal income tax purposes for review by the Internal Revenue Service.

 

Flanagan Associates has the expertise, facilities and resources to provide professional independent real estate appraisal and consulting services for a variety of property types in a variety of locations.

 

Current principal is Stephen R. Flanagan, MAI, a designated member of the Appraisal Institute.  Founder and former principal, Robert J. Flanagan, MAI a noted author (Industrial Property: Crucial Points in the Valuation Process, International Assessor, 1976) and lecturer, remains associated with the firm.
